Happy New Year to everyone! We hope you've enjoyed the holidays.

As we kick off 2012, we have many great things to report from Base Camp One. With 14 sales in 2011, we are just shy of being two thirds sold-out. Although 3 sales fewer than what we sold in 2010, this number represents greater revenue than we collected the year prior - both because we have raised prices and sold a greater number of larger units. We are definitely seeing an improvement in the market. If you charted prices for luxury ski condos since 2009, you'll see a graph that drops like a ski slope - prices-per-foot plummeting for two years and then leveling out. At Base Camp One, we're no exception. Prices-per-foot topped off late in 2009 averaging $450/square foot, then nosed down to around $238 by the second quarter of 2010. The good news is that for Base Camp One, prices have been turning upwards, to around $280 or $290 now.

We continue marketing efforts in both Grand County and the Front Range. We were featured on the cover of the Denver Post Real Estate section twice in December - Good time to catch a low cost-per-foot on ski-in condos at Base Camp One and Christmas Special on Condos. These ads brought us 3 contracts. We have ads scheduled to run in the Sky Hi Daily News and the Denver Post over the next couple of months. Grand County Living Magazine is running a 3-page editorial feature on Base Camp One in its winter edition, which you can pick up at the Mountain Preview Center or view by clicking here. We ran a second Denver Daily Deal coupon the week before Christmas and sold another 51 rental packages, good for weekday stays at BCO this winter. We continue to be impressed by the number of Front Range inboxes that these email promotions reach.

And best of all, we have purchased billboard space on a highly trafficked Interstate. It will be installed January 10, and will run through the end of ski season. We challenge you to find it, take a picture with it, and send us the photo. In exchange, we'll send you a $25 gift card to Seven Trails Grill. Ready, set, hunt!

WEEKEND APRES SKI

Since we have so many new homeowners in the building, we will host another gathering for you all to get to know your neighbors. Join us for Apres Ski in the Base Camp One GuestHouse, Unit 208, on Saturday January 21 from 3:00pm - 5:00pm. And please invite friends and family who might be interested in learning more about our community.
